Extractor Fan Installations: An extractor fan installation removes moist air from bathrooms, kitchens and utility rooms to prevent condensation and mould. Cardiff Electrician fits and wires new or replacement fans, with timers or humidity sensors where useful, following the BS 7671 bathroom zone rules.

Black mould on the ceiling, peeling paint and windows streaming with water are usually a ventilation problem. In a bathroom or kitchen without a working fan, steam has nowhere to go. That is a common issue in older Cardiff terraces, where many bathrooms were added to the back of the house years ago with little thought for ventilation.

Jorge looks at the room, where the air can be ducted out and how the fan will be switched. We fit the fan, run the ducting to an outside wall or through the roof space, and wire it so it runs on long enough to actually clear the room.

Signs you need extractor fan installation

  • Mould is growing on bathroom ceilings or around windows
  • Your bathroom has no window or a window that rarely opens
  • The existing fan is noisy, slow or has stopped working
  • Steam lingers long after a shower or bath
  • You are refitting a bathroom, kitchen or utility room
  • Tenants report condensation and damp in the property

What's included

The right fan for the room

We recommend a fan suited to the room size and duct run, including low-voltage models where the fan must sit close to the bath or shower.

Ducting to outside

We route the duct through an outside wall or the roof space to a vent, keeping runs short and tidy so the fan actually moves air rather than just making noise.

Timer or humidistat control

Fans can run on with a timer after the light goes off, or switch on automatically when humidity rises, so the room clears even when people forget.

Safe wiring and testing

We wire the fan with a local isolator, follow the bathroom zone rules and test the work before issuing a Minor Electrical Installation Works Certificate.

Extractor Fan Installations FAQs

Do I need an extractor fan in my bathroom?

Building Regulations require mechanical extract ventilation in new or refitted bathrooms, kitchens and utility rooms, and an opening window alone is often not enough to control condensation. If you are seeing mould or lingering steam, a correctly sized and positioned fan is usually the most effective fix.

Can a fan go above the shower?

Yes, but the bathroom zone rules in BS 7671 apply. A fan positioned within the zones close to the bath or shower must have the right IP rating and may need to be a low-voltage model with a transformer located outside the zones. We choose and position the fan accordingly.

What affects the cost?

The type of fan, whether you need a timer or humidity sensor, the wall construction, how far the duct needs to run and whether there is a suitable supply nearby. Replacing a fan in an existing opening is simpler than cutting a new route through a thick stone wall.

How long does an extractor fan installation take?

Replacing a fan in the same position is usually a short visit. A new installation with a fresh opening through an outside wall and new wiring takes longer. We give you a timescale at quote stage and clean up any dust before we leave.

Can you help landlords with condensation complaints?

Yes. Landlords across Cardiff ask us to fit or upgrade extractor fans when tenants report condensation and damp. A fan on a humidistat runs automatically, which helps where tenants may not remember to switch it on or leave windows open.
